Primary Function of Organization Unit: The Office of Real Estate & Development (RED) serves as the real estate development and services group for North Carolina State University. RED oversees the acquisition, leasing, management and disposition of real estate assets for the University and its endowment and affiliated foundations. RED also oversees the planning and development of Centennial Campus and the Centennial Biomedical Campus through a variety of public-private partnership models.

Essential Job Duties: The Real Estate Development Coordinator will oversee, monitor and manage the university's interest in public-private real estate projects and space up-fit projects for tenants on Centennial Campus. Responsibilities will include: * Serve as liaison between private development teams and university stakeholders in public-private real estate development projects and space up-fit projects for tenants on Centennial Campus and privately leased space off campus. * Manage relationships, and interface on a daily basis, with private development teams (including developers, architects, engineers and subcontractors) and university stakeholders and departments on a variety of development projects. * Serve as a representative of the university in meetings and relationships with public agencies interacting with the university on public-private real estate development projects and space up-fit projects, including the City of Raleigh. * Develop, manage, monitor and update project schedules, logistics and contractual obligations in all phases of a project's cycle to monitor compliance with development documents and applicable laws and regulations. * Lead, manage and monitor procurement process for engagement of third-party service providers by university and affiliated entities in collaboration with university stakeholders and departments and in accordance with applicable law and regulations. * Prepare, review and assist, as needed, in the negotiation of development, construction and other agreements with development teams and third-party vendors. * Work with property and facility management teams to oversee renovations in leased space, including communicating with tenants, coordinating access? to space, life safety system modifications/testing, utility (mechanical, electrical, plumbing) disruptions, etc. * Perform regular tenant space inspections. * Monitor development and construction plans and progress to review compliance with development documents and schedules. * Review, collect and catalog preliminary, final and as-built construction and development documents and design plans. * Create, manage and monitor detailed project budgets, including tracking budget reallocations, change-orders, commitments, expenditures, forecasts and analyses on a regular basis. * Attend and lead, as needed, regularly scheduled project team meetings. Report project status regularly to project team and university. * Administer punch-list and project close-out activities, including acceptance and completion of project. * Monitor compliance with all applicable federal, state, local and university requirements and regulations.

Minimum Education/Experience:

Department Required Skills: * Must be proactive, self-motivated with the ability to work independently with little or no supervision * Exceedingly well organized and detail-oriented * Critical thinking, proficiency in problem-solving, and well-developed decision-making skills * Ability to handle multiple projects and tasks simultaneously, set priorities, and accommodate rush requests * Must be a team player, willing to assist other team members during peak times * Strong computer skills using Microsoft Office Suite and project management software * Excellent oral and written communication skills * Demonstrates good judgment and develops common sense solutions to problems * Ability to work in a fast-paced environment

Preferred Experience, Skills, Training/Education: * BA/BS degree or equivalent certification in engineering, real estate or construction management * Technical fluency with commercial real estate leases and development agreements and familiarity with commercial construction systems, methods and materials * Certification or equivalent experience in project management preferred * Five + years of experience in real estate development and/or construction management
