Job Description The University of Miami Facilities Management Department is seeking a licensed HVAC Mechanic. This HVAC position maintains major University systems for a preventive maintenance program. This is a skilled HVAC position in the maintenance and repair of University of Miami Coral Gables buildings and facilities. Position entails receiving oral and written instructions in English from the Facilities Manager (and/or designee). This position requires skilled work in planning, scheduling, and organizing equipment, materials, and time. This includes all phases of HVAC, refrigeration, and general experience with chilled water systems and DDC Controls. Employee fills out supplies records, files, logs, time sheets, vacation schedules, and component drawings. This work requires direct contact with other trades, customers, and administrators. This position emphasizes teamwork and leadership and interfaces with code inspectors and regulatory agencies to insure compliance with all aspects of regulations and compliance in University area installations. Job Duties, Responsibilities, and Aptitudes:1. Works in compliance with the Facilities Maintenance Program; performs the Preventive Maintenance program functions in a timely and thorough manner.2. Performs coil cleaning and other HVAC maintenance, as prescribed by the lead mechanic and/or facilities manager.3. Coordinates required equipment and maintenance activities for Refrigeration systems rated at 20 tons or greater.4. Performs replacement and maintenance work of cooling tower fans, shafts, bearings, mechanical seals, motors, nozzles and piping.5. Installs and maintains new chilled water pumps and strainers.6. Drains, cleans and winterizes cooling towers, prepares towers for startup in the spring.7. Complies with all Policies and Procedures of the University of Miami. Adheres to all safety and environmental regulations.8. Keeps thorough and up to date records on activities and HVAC and refrigeration. Provides all necessary maintenance and operations information on time.9. Maintains and services all HVAC/refrigeration equipment and related components.10. Performs preventive maintenance work on large tonnage systems.11. Provides chilled water to suction side of secondary cooling pumps in all buildings.12. Maintains central and outlying chilled water plant equipment, and all components of underground chilled water distribution systems.13. Monitors work performed by Chiller Service Contract Vendors and contacts them as required for service calls.14. Requests training as needed in the areas of responsibility.15. Keeps to schedule and aids in the development of efficient planning.16. Makes accurate estimates and completes work within the costs estimated.17. Plans, lays out work, and special preventive maintenance tasks.18. Reads and interprets sketches, diagrams, blueprints, and schematics for large tonnage refrigeration systems; studies drawings, OEM manuals and wiring diagrams of chilled water control systems.19. Communicates daily using a two-way radio in order to respond to work related routine and emergency information.20. Analyses work orders, trouble reports, and verbal descriptions and takes appropriate remedial action to correct problems.21. Distributes shop materials; conducts and maintains inventories.22. Maintains a neat and orderly work area, safeguards tools, spare parts and equipment. Ensures shop owned equipment in proper working condition.23. Inputs and works through the computerized maintenance management system.24. Assures that work is performed to highest quality at the best competitive price within the agreed to timeframe.25. Maintenance of Direct Digital Control (DDC) Systems and calibration of the appropriate instrumentation.26. Other duties as assigned. Reporting Relationship:This position reports to the Sr. Facilities Operations Manager and/or designee. Requirements:Must have/provide documentation of a High School diploma or GED equivalent. Formal technical school training certification; and preferably 3-5 years professional experience in HVAC maintenance, mechanical controls and building systems, and the installation and service of building electrical and direct digital control systems. Candidate will be considered based on individual professional experience.Journeyman License preferred.Must have CFC certification from an EPA-approved entity with Type II, III, or Universal rating.Position is essential personnel and will participate on an on-call schedule with other licensed trades. Must be able to perform weekend rotation schedule, shift work, respond to after- hour’s emergency call-ins, and callbacks, holiday coverages, weekends, or as required for the operational needs of the University.Must be able to operate power equipment.Must be able to use computer to access email, receive work instructions and other administrative information to include electronic payroll forms.Must comply with and enforce the policies and procedures of Facilities Management; complies with and enforces all safety rules and requirements.Must demonstrate skill in understanding and complying with verbal and written communications in English.Must have the ability to work in a team environment as directed by the management of the Physical Plant to provide a customer-oriented service group to meet the changing needs of the University environment.Must possess and maintain a valid Florida driver's license and be able to meet the insurance requirements of the University of Miami, and have a good driving record.Must keep skill sets current with the needs of the working environment. Must maintain time schedules and work with varied and flexible schedules in the University environment.Must have proven emphasis on teamwork, cooperation, customer relations and leadership in problem solving.Will participate in the University’s of Miami’s National Incident Management System (NIMS).
