Position Information: Under the leadership of the Associate Vice Chancellor of Capital Asset Strategies, receiving general supervision from the Executive Director of Real Estate Services and Asset Management, the Real Estate Officer will need to think analytically and have the discipline of maintaining compliance with university policy when reviewing and/or drafting real estate documents that pertain to leases, licenses, easements, rights of entry, acquisitions, dispositions and development. This position requires a high level of process and detail orientation because the Real Estate Officer will gather required documentation from mortgage program applicants, certify applicants eligibility, verify income and residency documents. The Real Estate Officer will incorporate strategic and analytical thinking when negotiating commercial real estate leasing, licensing, easement, and right of way transactions on behalf of the University. The Real Estate Officer is the Mortgage Origination Program coordinator/representative for the campus and will need to possess strong communication and customer service abilities because they will assist members of the faculty and senior management with access to the University's loan program. The Real Estate Officer manages the Faculty & Staff rental housing portfolio/program and provides oversight of the third party property management firm for the campus which requires a high level of organizational ability and the commitment to maintain regular follow up with clients and/or vendors.
Minimum Requirements: Ability to prioritize assignments, work independently or as a member of a team, as well as be responsive to supervision.
Understanding of risk management, seismic, fire and other life safety and ADA compliance issues.
Demonstrated knowledge of economic and general accounting principles and practices.
Strong written, verbal and interpersonal communications skills.
Demonstrated knowledge and understanding of commercial property management, basic real estate law, and contract interpretation.
Ability to compile data and information, draft formal documents and produce reports. Ability to draft accurate correspondence based upon negotiations and/or conversations, and the ability to keep accurate notes regarding transactions.
Ability to effectively resolve legal, financial and contractual issues and disputes.
Thorough knowledge of internal departmental/unit operating policies, applicable state and federal regulations and general real estate contract terms.
Excellent interpersonal skills, including tact, diplomacy, and flexibility to interact and maintain working relationships with University departments, University administration, industry representatives, charitable organizations, and governmental agencies, including skills to clearly communicate information to a broad variety of people in written form, in person, and on the telephone.
Thorough knowledge of real estate principles and practices, methods and procedures used in competitive real estate transactions, including value analysis, and source selection techniques.
Strong computer skills, including production of complex legal contracts, as well as analyses including spreadsheets, databases, and modeling applications, specifically for financial feasibility analysis, operating budget performance analysis and database development.
Strong listening and political acumen skills.
Thorough knowledge and understanding of Specific real estate assignments.
High level of analytical, mathematical and decision making skill in order to analyze and interpret financial and legal contractual terms and to draft formal contracts.
Ability to deal effectively with broad and diverse constituencies ensuring strong customer service orientation and skills.
Strong organizational and negotiation skills.
Preferred Qualifications: Ability to deal with a multiplicity of demands and projects on an ongoing basis. Ability to work in a fast-paced environment of changing priorities and to maintain accuracy and attention to detail.
