The Facilities Services (FS) Project Manager will perform a range of project management, planning, estimating, scheduling and coordination services in the Maintenance Services unit. Responsible for coordinating all phases of facilities minor renovation and preventative maintenance projects: defines and develops internal scope and estimate requirements for repair, alternation and minor modification projects; schedules work in coordination with skilled crafts and trades availability. Requests permits, schedules inspections, develops and manages punch lists to assure scope of work and customer expectations are met. Provides recommendations for modifications, adjustments and corrections, as necessary. Collaborates with Architects & Engineers, the Architect's Associate to prepare drawings and sketches for review and approval. Develops cost estimates; interprets plans, design drawings, specifications and technical bulletins to prepare detailed job orders and create schedules. Ensures and verifies work is executed within acceptable skilled trade practices, and in accordance with pertinent specifications, drawings or sketches. Distributes work to the appropriate skilled crafts and trades, contractors and/or key stake holders. Manages annual residential and classroom turnover process. Coordinates, collaborates and communicates project schedules and progress of work through the Customer Relations unit for communication to the customer. Facilities Services is one of the largest departments at UC Riverside employing nearly 400 career employees. The department maintains buildings, facilities and landscape totaling over 6 million square feet across 1,350 acres of campus. Thorough project management skills, including skill to manage complex projects.
Thorough working knowledge of building and construction, design, construction contract administration and California Building Codes, including full understanding of industry practices.
Thorough written, verbal and interpersonal communications skills including high level political acumen.
Thorough organizational and analytical skills including skill to provide high quality control. Detail oriented to accurately proof contracts and other documents.
Thorough skills in problem recognition/avoidance/resolution.
Proven ability to manage contractors and maintain compliance to the agreed-upon scope of work and budget.
Advanced computer skills and knowledge of various computer software programs including, but not limited to MS Word, Excel, PowerPoint, Project, Outlook and Outlook calendar, construction project management software, computerized maintenance management systems and capital programs management systems. Working knowledge and experience with drafting and flow chart software, such as AutoCAD and Visio.
Demonstrated ability to function in a team role in an organizational setting with a diverse constituency. Good service orientation and effective problem solving skills.
Thorough knowledge of construction scheduling and work sequencing. Thorough knowledge of the phases of construction, methods, and procedures including carpentry, electrical, fire alarm/systems, plumbing, lock/hardware/security systems, sheet metal/welding, painting and climate control (HVAC/R and Building Mechanical).
Thorough knowledge of estimating techniques used established man-hour standards for all types of construction. Skill in writing technical specifications and conditions for construction contracts; ability to read design drawings and doing take offs.
Thorough knowledge of the organization, including its infrastructure and short and long range strategic building plans.
Knowledge of Division of State Architect (DSA) and State Fire Marshal (SFM) code and policy requirements for higher educational construction. Advanced knowledge and skill in the areas of building space planning, codes, capacity, security, fire safety, organization and departmental principles and procedures involved in risk assessment and evaluating risks as to the likelihood and consequences.
Advance skill to multi-task and effectively prioritize large project work. Skill in working independently and effectively, following through on multiple assignments with minimal direction and a fluctuating workload.
