JOB SUMMARY:

Provides project management for new construction and renovation projects. Manages successful completion of all projects assigned, including meeting or exceeding the expectations for budget, schedule, quality, and safety while maintaining a good relationship with customers. Performs other duties as assigned.
JOB DUTIES:

40% - Essential - Project Management:
Defines project objectives and scope by reviewing project proposal. Prepares documentation. Manages proposal selection and bid recommendations. Coordinates and manages projects using project management methodologies. Determines and evaluates risks. Implements risk mitigation strategy. Directs development and execution of communication plan. Prepares status reports and provides updates to project stakeholders, sponsors, and champion. Manages procurement process required by the project and participates in contract negotiations. Reviews requests and recommends changes. Reviews applications for payment and certifies their payments.
Customer Service: Serves as a single source contact during all phases of projects, maintaining an amicable relationship with the customer. Keeps all parties informed of any changes in the project as well as regular status updates.

20% - Essential - Project Design:
Coordinates the work of A/E firms commissioned to prepare contract documents for construction projects. Reviews documents from programming to final design to ensure quality is maintained at University standards. Coordinates the review of construction documents by University Facilities, other University departments, and OSE. Reviews estimates for projects during design. Prepares contract documents suitable for use by outside contractors or in-house forces when required for small projects. Reviews progress and status of all projects within a program and identifies specific activities to be performed. Creates quality management plans.

10% - Essential - Project Planning:
Assists University Planning and Design in the planning phase, ensuring a smooth transition to the design and construction phase. Develops and maintains project documentation. Directs project design to ensure compliance with Federal and State laws, or agency's criteria, codes and regulations. Assists in the development and delivery of project management training and workshops.

10% - Essential - Bidding and Contracting:
Conducts meetings for the bidding process. Negotiates contracts for design and construction services. Prepares and reviews documents and forms associated with the bidding and contract award process.

10% - Essential - Project Close-Out Management:
Ensures projects close as soon as possible. Prepares and delivers all close-out documentation. Ensures the customer and maintenance personnel are trained in all phases of building maintenance. Monitors the project during the warranty and post warranty period to ensure any contractor related issues are resolved.

10% - Essential - Customer Service: Serves as a single source contact during all phases of projects, maintaining an amicable relationship with the customer. Keeps all parties informed of any changes in the project as well as regular status updates.
MINIMUM REQUIREMENTS:

A bachelor's degree and experience managing large projects of moderate complexity and risk.

PREFERRED REQUIREMENTS:

Bachelor's Degree - In engineering or architecture; exp managing large projects of moderate complexity and risk.
Professional registration as architect or engineer in SC
Licenses - Drivers License Class D normal Work Exp 10+ years
