Staff Assistant, Trades Manager (Evening), Facilities Management

Position Summary: This position has responsibility for the nightly management of the trades shops from 3:00 pm to 11:00 pm as well as providing support to FM management. This is an exempt, APA unit position and is subject to the terms of that union agreement.
Essential Duties: CORE DUTIES: 1. Coordinates Trades Shops (carpentry, locksmith, paint shop, plumbing, HVAC & R, electrical and general trades workers) to prioritize and expedite the completion of the daily work order process. Follow up on clarification and interpretation as needed to eliminate back log. 2. Assures customer satisfaction on all work done by in-house trades or outside contractors. 3. Maintains accurate daily attendance records for the Trades Shop staff for weekly sign-off by the Director of the Physical Plant. 4. Develops and reviews project support request forms as required for major repairs, renovations, and remodeling on the BSU Campus. Manage projects as needed. Completes all forms needed, to include an estimated budget and schedule for each project. Maintain registry of requests. 5. Coordinates and schedules outside contractors and BSU Trade Shops. 6. Completes performance evaluation reports on trade shop members and general trades workers reporting to the Facilities Management Department. 7. Writes specifications for the purpose of obtaining bids for a product or service. 8. Coordinates campus kitchen and dining repairs. 9. Develops punch list of incomplete or unsatisfactory work by a contractor and/or in-house trades associated with a service or product. Works with the contractor and/or in-house trades to resolve issues related to the punch list and to the satisfaction of Facilities Management Department. 10. Works with other campus offices and departments for needed repairs and emergencies and coordination and completion of planned projects. 11. Work with Central Receiving to maintaining inventory levels and inventory cycle counts 12. Works with Department of Public Safety and other Facilities Management staff to resolve issues related to inspections of University buildings. 13. Develops weekly status reports on all projects, operation, and maintenance through use of departmental work order system. 14. Maintain CMMS program, prepare reports as directed, correct backlog, maintain PM program, and work with trade staff to bring work orders under 30 day past due. 15. Makes assessments of improvement needs to existing building space, maintains deferred maintenance file, and develops and maintains preventative maintenance program. 16. Works collaboratively with other Facilities Management staff to meet collective goals and objectives. 17. Respond to emergencies on campus and determine support as needed. 18. Assume other duties as assigned. 19. In addition to the evening hours, this position will be available on-call 24 hours a day to respond to emergency situations as needed.
Required Qualifications: 1. minimum 3 years experience in facilities management and proven ability in supervising skilled trades shop personnel. 2. Knowledge of trades related to management and maintenance of buildings and building systems; i.e. plumbing, electrical, HVAC, carpentry, painting, etc. 3. minimum 3 years of experience working hands on in the facilities management and/or construction field. 4. Proven experience managing and developing operating and construction budgets. 5. Working knowledge of computer software systems (i.e., Microsoft Office products, School Dude, etc.). 6. Proven ability to create reports, document needs and assessments, communicate effectively and collaboratively.
Preferred Qualifications: 1. Bachelor's degree. 2. Construction Supervisor or Professional Trade License. 3. Experience working in a unionized environment.

Salary Range: $50,000 - $55,800
