Responsibilities

This position serves as a member of the Maintenance management team, and assists the Executive Director, Utilities and Maintenance and Assistant Director, Maintenance by managing, developing and maintaining process change standards for Facilities Maintenance.
Provides leadership to the shops in an effort to be more focused on preventive and predictive maintenance strategies. Develops the capabilities of the shops to support the increased maintenance demands for high performance buildings, such as research facilities. Coordinates activities of the shops as they relate to the function of the campus steam, chilled water, water, sewer, and fire service systems.
Ensures that all BAS components are correctly calibrated and properly utilized for optimal performance. Responsible for developing and maintaining a plan to support campus high performance buildings, such as research facilities. Coordinates with campus engineering to ensure that all systems are in compliance with applicable standards such as ACH or CO2.
Provides expertise in resolving building systems problems. Assists the Utility department with issues relating to utility systems.
Responsible for developing and maintaining the process change standards for Facilities Maintenance. These include: review of proposed solutions to chronic maintenance problems, coordination of capital needs with the Assistant Director of Facilities Maintenance, coordinating with Environmental Health and Safety for research building ventilation systems, participation with the zones to identify additional process changes to improve reliability and reduce maintenance cost, coordination with Utilities to reduce energy cost.
Functional responsibility for developing and maintaining the campus preventive and predictive maintenance plan. Responsibilities include: coordination of efforts between the PM Coordinator and the zones, development of tools to ensure program effectiveness, creation and modification of PM inspections, maintenance of the PM inspections in the AiM system, reporting the results to the Assistant Director, Maintenance regarding progress towards goals, and participation in the development of a training plan for technicians.

Qualifications

Bachelor's degree and four years of experience related to the duties of this position; or a high school diploma/equivalency and eight years of experience related to the duties of this position.
(Note: or a combination of post high school education and experience equal to eight years.)
Experience carrying out quality maintenance inspections or managing a preventive maintenance program.
Experience developing and maintaining the process change standards for Facilities Maintenance.
Knowledge of and the ability to apply the principles and practices to strategically align tasks and people with organizational goals and objectives.
Ability to evaluate process effectiveness and develop change or alternatives.
Ability to communicate effectively verbally and in writing.

Preferred

Knowledge of and ability to interpret and apply related federal, state, and local laws, ordinances, rules and regulations.
