Starting Salary: $4110/month
Operates, monitors, and repairs DDC and pneumatic controls, light commercial refrigeration equipment, Heating Ventilation and Air Conditioning (HVAC), and associated hardware for all UCCS General Fund campus buildings.
Essential Personnel - Provide services that relate directly to the health, safety, and welfare of the campus, ensure continuity of key operations, and maintain and protect campus properties. Responds to emergencies on campus related to loss of power, fire, flooding, HVAC breakdowns or safety and security actions. Participates in seasonal snow removal and ice mitigation using hand and motorized devices. Drives trucks and other snow removal vehicles to meet service requirements as directed by Manager, Maintenance Services.
Puts together bids / estimates from various supply distributors and vendors for campus maintenance / repair projects. Recommends process improvements and / or equipment recommendations for more efficient operation. Schedule and coordinates most efficient and / or productive means of completing the task at hand. Provide support for small / large projects including reviewing drawings, specifications and control "sequence of operations" to ensure design meets University guidelines / standards. Coordinate outages related to projects, perform quality assurance inspections, attend project walk-throughs and assist with new system startup / commissioning as required. Effectively responds to and communicates with customer's using the WebTMA work request / work order system, phone, email and face-to-face methods.
Inspects, analyzes, repairs and / or replaces, cleans, adjusts and calibrates electronic and refrigeration controls, components and equipment for HVAC systems. Schedules and performs routine / requested maintenance tasks meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating and cooling systems, pumps, motors, belts, and filters with work orders within the WebTMA work request / work order system. Enters, documents, prioritizes, and completes work orders in a timely manner. Diagnoses breakdowns in equipment and devises a plan for correcting problems. Installs, repairs, replaces or rebuilds valves, pumps, water heaters, boilers, water distribution, drain, waste, vent, gas, compressed air and vacuum lines. Request parts for repair and replacement. Repairs and maintains condensate drain lines, traps and water valves for chillers, refrigerators and other HVAC equipment. Responds to emergency calls, making diagnosis, recommending corrective action and making repairs as determined.
Proactively inspects mechanical rooms, pipe chases, bathrooms, and other rooms equipped with mechanical and plumbing equipment and determines that heating, cooling, pneumatic and plumbing systems are in proper working condition; also assesses areas for potential freeze hazards. Schedules and performs predictive / preventive maintenance tasks meeting department objectives on various mechanical, related electrical equipment, DDC and pneumatic controls in heating and cooling systems, pumps, motors, belts, and filters with PM work orders within the WebTMA work request / work order system. Enters, documents, prioritizes, and completes PM work orders in a timely manner. Works with Manager, Maintenance Services in identifying PM / RM controlled maintenance projects. Participates in monthly GF building maintenance assessments. This includes routine inspections of mechanical and plumbing equipment. Submits / enters data into the WebTMA work request / work order system. Conducts work in a safe manner. Monitors, inspects and replenishes water treatment in closed and open loop systems. Drives department vehicles and uses appropriate equipment to support these activities.

Minimum Qualifications: Three years progressively responsible HVAC maintenance experience preferably in a commercial setting such as a university or hospital.
Preferred Qualifications: Four to 10 years of progressively responsible HVAC maintenance experience preferably in a commercial setting such as a university or hospital.
Professional Development - Meet minimum of 15 hours of trade specific training annually.
