Senior Project Manager Commercial Construction

KANE Project Managers are responsible for overseeing construction projects in various stages of development. This position must demonstrate strong leadership, organizational and time management skills, as well as have strong communication and client service skills.

A successful candidate should have at least five (5) years of commercial construction experience as a Project Manager. Tenant interior experience is important. Candidates living outside the Washington DC or Baltimore, MD areas will not be considered.

Qualifications:
  • Commercial interiors renovation experience is required.
  • Five+ years of experience as a Project Manager in commercial construction.
  • Proficient with personal computer based scheduling software, and specifically spreadsheet applications.
  • Strong written and verbal communications skills
  • Ability to assess and prioritize multiple tasks, projects, and demands.
  • Excellent organizational and interpersonal skills.
  • Trustworthy, self-motivated, passionate and dedicated to high-quality work.

Essential Duties and Responsibilities: (Other duties may be assigned)
  • Develop new and maintain existing business relationships with Owners, Architect/Engineers, Construction Managers and Subcontractors as necessary to ensure future business opportunities.
  • Develop and track leads for upcoming projects in company CRM, and actively work with Business Development/Marketing Managers to bring in new work in line with the company's pursuits. Participate in networking functions and industry organizations.
  • Work in partnership with the Proposal Management team to create Pre-qualification packages, respond to RFPs providing narratives, logistic plans and schedules. Actively participate in interviews and presentations.
  • Participate in the preconstruction and bidding process, providing constructability, schedule and process input, and development of subcontractor bid list and scope sheets.
  • Managing a construction project from scheduling work and materials to coordinating trades, managing RFI's, design changes, and closing out a project.
  • Ability to successfully manage multiple projects.
  • Schedule the project in logical steps and budget time required to meet deadlines.
  • Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve matters such as work procedures, complaints, and construction problems.
  • Prepare contracts and negotiate revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors.
  • Prepare and submit budget estimates and progress and cost tracking reports.
  • Interpret and explain plans and contract terms to administrative staff, workers, and clients, representing the owner or developer.
  • Plan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.
  • Take actions to deal with the results of delays, bad weather, or emergencies at construction site.
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations.
  • Study job specifications to determine appropriate construction methods.
  • Select, contract, and oversee workers who complete specific pieces of the project, such as painting or plumbing.
  • Mentor and train project team members to support their growth and development within the organization.
  • Use latest technology and software to complete projects as assigned.
