Job Description


Plans, coordinates, and supervises an Operations & Maintenance organization that provides a variety of O&M services within a commercial office building. Takes 'ownership' of and provides for the reliability of the MEP operations. Also provides O&M for building systems of other facilities as assigned.

  • Responsible for the Operations & Maintenance program.
  • Performs supervisory functions common to a commercial office building facility maintenance and utility plant operations organization. Reviews and evaluates performance and ensures quality standards are being met. Takes corrective action to resolve problems.
  • Knows and understands the Owner's building operations rules for the building(s) under his care and as provided by the Regional Manager.
  • Works with Regional Manager to ensure efficient utilization of staff
  • Makes Task assignments as needed for Work Tickets and Preventative Maintenance Work Orders for the O&M Team. Solves problems within procedural limitations. Ensures that staff complete PM's and work orders as scheduled each month.
  • Ensures the Operations & Maintenance Documents (Critical Documents Library) of Drawings, O&M manuals, Site Operators Manual, etc. are up to date and neatly stored and easily and readily retrievable.
  • Reviews, edits and maintains STOPS/MOPS/MMRs as appropriate for site operations.
  • Within the space provided, maintain effective storage and inventory of; spare parts, tools, and service equipment in a neat and orderly manner. Critical Spares are to receive care noted by the Regional Manager. Disposes of broken tools, unusable spare parts, and waste materials associated with the O&M program in accordance with management's instructions.
  • Coordinates with contractors and vendors as needed for the effective and safe accomplishment of maintenance and project work. This task is to see that contractors and vendors may safely arrive on site, access the facilities properly, be escorted to their work areas, and other safety precautions, with work teams debriefed and safely escorted off site. The preservation of the critical load and the safety of the teams and other site users are top priority.
  • Provides data for reports as required and other status reports, equipment evaluations or scope of work for outside contractors as needed.
  • Provides or directs equipment and system operational modifications, such as critical switching, lockout/Tagout, and safe working area set up so that specialty subcontractors may perform assigned or contracted duties while minimizing risk to workers, and protecting the critical load.
  • Directs the resolution of operational and maintenance problems to ensure minimum costs and prevent operational delays.
  • Assists in obtaining and evaluating subcontractor and vendor quotes, for site or facility projects.
  • Assists the Regional Manager by ensuring all assigned employees are aware of and comply with Company, government and client policies, procedures and regulations.
  • Available for to work at times on emergency corrective maintenance/action activities.
  • Complies with all Corporation, and EHS requirements and programs, as provided.


Supervises and leads the Operations & Maintenance Department. Responsible for implementing the overall direction, coordination, and evaluation of site maintenance activities. Carry out supervisory responsibilities in accordance with the organization's policies and applicable laws, as provided. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; addressing complaints and resolving problems.

  • Graduation from 2 or 4 year program in technical emphasis from a community or regional college. 5 to 15 years related technical experience and/or training; or equivalent combination of education and experience.
  • Minimum of 5-10 years of experience in O&M and/or building Engineering roles.
  • Strong knowledge of Work Order Control procedures and Computerized Maintenance Management Systems.
  • Experience with subcontractor and vendor contract management.
  • Experience with managing key performance indicators as provided by Regional Manager.
  • Experience with capacity planning and reporting.
  • Able to use hand tools, test equipment, and knowledge of maintenance shop practices with previous experience at the Journeyman level (Electrical and Mechanical Equipment systems)
  • Must be able to use personal computers, MS Office (Word and Excel).
  • Must have knowledge of mathematical concepts such as probability and statistical inference, and fundamentals of algebra.
  • Able to read, analyze, write procedure manuals, and interpret general business periodicals, journals, technical, procedures, or governmental regulations
  • Ability to effectively communicate through cell phone, email, conference calls, texting tools.

Work Environment

While performing the duties of this Job, the employee is frequently exposed to moving mechanical parts; high, unsafe places; fumes/airborne particles; toxic or caustic chemicals; outside weather conditions; risk of electrical shock and vibration. The employee is occasionally exposed to wet and/or humid conditions.
  • The noise level in the work environment is frequently loud.
