Job Description

Estimating:

1. Identify bid opportunities and prepare estimates

2. Send our projects to bid

3. Write scope letter for subs

4. Find and acquire subs to bid

5. Collect bids, check quantitates, scope etc. to qualify bids

6. Put complete bid package together in excel

7. Write schedule and compute General Conditions

8. Turn bids in to clients

Project Management

1. Prepare and schedule work in coordination with subs, Engineers, Architects and Owners

2. Upon project awarding - review budget and award contracts

3. Write contracts and scope

4. Hold project Turnover meeting with Superintendent

5. Hold project start up meeting with Subcontractors

6. Effectively lead a team in the day to day administration of a project

7. Train and effectively lead Assistant Project Managers and Foremen in the company philosophy and Standard Operating Procedures

8. Establish project objectives, policies, procedures and performance standards within boundaries of company policies

9. Preparation and negotiation of all change orders

10. Maintain all logs required to track the progress of the project

11. Maintain liaison with prime client and owners to facilitate construction activities

12. Monitor construction activities in conjunction with the onsite Foreman to ensure project is being built on schedule and within budget

13. Attend Progress Meetings as required

14. Prepare monthly "work in progress" reports under the supervision of Owners

15. Manage financial aspects of contracts (material buyout and purchasing, progress billing, rental equipment, income/expenses) in order to protect the company's interest and simultaneously maintain a good relationship with the client

16. Review any documentation prepared by Assistant Project Manager before submission to others

17. Assume additional responsibilities as directed by Owners

18. See project manager meeting agenda for weekly reports to be turned in

19. Manage project schedule, cost, profitability etc.

20. Visit job sites and meet with Superintendent. Trips vary depending on job

21. OWN AND BE HELD ACCOUNTABLE FOR ALL ASPECTS OF YOUR PROJECTS

Skills needed:

1. Able to read plans and details

2. Proficient in computer skills, Microsoft Office, Project, Word, Excel, Power Point

3. Professional appearance, email and phone etiquette

4. Self-motivated

5. Passionate about construction and working within a team environment
