We are currently seeking a Facilities Service Technician III who will advance the institution's proud tradition of excellence in academics, student life and community service.

The Opportunity

With minimal supervision, you will perform advanced level work that is complex in nature and may require creative solutions involving installation, maintenance, and service of building operating systems; including, but not limited to electrical, HVAC, plumbing, mechanical and structural systems. You will complete a variety of tasks in an average day requiring an advances set of skills. You will take and log readings from critical equipment and take appropriate corrective action before system outage occurs. You will also interpret blueprints and schematic drawings or oral/written instructions to assure accurate completion of work. Your efforts will keep the organization running smoothly.

SUMMARY

Under moderate supervision of the Area Maintenance Manager, perform intermediate level work in the installation, maintenance, and service of building operating systems; including, but not limited to electrical, HVAC, plumbing, mechanical and structural systems.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Respond, troubleshoot/resolve or escalate to next service tier the Facility Service Work Orders received from building occupants; including, but not limited to plumbing, HVAC, lighting, roofing and electrical service calls.

Perform preventive maintenance, repairs, modifications and general facility maintenance tasks in the areas of painting, patching, fixtures, caulking, flooring, carpentry, locksmith, etc.

Assist other same level/higher level technicians to complete facilities service work requests as received.

Identify opportunities for process/system improvements and implement them as approved.

Take and log reading from critical equipment and take appropriate corrective action before system outage occurs.

Diagnose building systems for fault/errors.

Use standard issue tools and equipment which do not need further calibration or adjustment.

Maintain tools and work areas clean and orderly.

Use required personal protective equipment while completing all work requests.

Complete all required paperwork timely and accurately.

Take readings from nominal equipment and make timely entry into appropriate logs.

Collaborate with team members and complete all facility team-based goals.

QUALIFICATIONS

EDUCATION

High school diploma or GED

Must have valid Texas Driver's License and meet HCC's minimum insurance standards to obtain approved driving status.

EXPERIENCE

Minimum four (4) years general work experience related to facilities operations.

KNOWLEDGE, SKILLS, AND ABILITIES

Able to follow specific directions, perform a changing variety of duties, repeat tasks of short duration according to a set procedure and work within precise limits and standards of numerical accuracy

Strong interpersonal and customer service skills

Willing to continue education and grow personally and professionally

Able to work on project work with minimal supervision

Supply employee owned tools commonly required to complete daily maintenance responsibilities and duties

Able to read and write English, distinguish between colors, and work from elevated heights (ladders, scaffolding, etc.)

Able to communicate effectively in both writing and orally

Able to communicate effectively and courteously with individuals from diverse backgrounds

Able to utilize computer technology to operate and manage computer based systems

Able to read and interpret blueprints and schematic drawings

Must be able to lift 80 pounds in the work environment and carry it 50 yards

Able and willing to work in extreme temperature and other weather conditions when working outdoors

Able and willing to work an on-call rotation

Able and willing to travel to various campuses and offsite locations on a regular basis

Able to work under pressure; may have to work outside normal business hours (i.e. varying shifts, weekends and holidays) as needed
