Position Information: The Director of Maintenance Services is a member of the UCR Facilities Services team that oversees the estimating and planning of internal projects and modifications, schedules work in coordination with the skilled trades, and manages the annual residential and classroom turnover process for the campus. Manages the full scope of skilled trades and operations which include Access Control, Carpentry/Masonry/Roofing, Electrical, Fire & Life Safety, HVAC/Sheet Metal, Paint/Signage, Plumbing, Regulated Materials, Refrigeration/Food Service, and Zone Maintenance. Provides leadership and establishes processes, protocols and procedures to provide quality maintenance and repair services in a timely, cost effective manner for all campus facilities. Provides direct supervision to two (2) Assistant Directors of Maintenance Services, one (1) Architect Associate, and one (1) Estimator/Planner/Scheduler. Provides support and indirect supervision to a work force consisting of 99 skilled trades' staff. Ensures safety procedures and protocols are established and maintained, ensuring compliance with state, federal and UC regulations. Responsible for operational and financial administration. Provides operational support to other Facilities Services units as necessary. Facilities Services is one of the largest departments at UC Riverside employing nearly 400 career employees. Facilities Services provides exceptional service in maintaining an environment conducive of teaching, learning, living, working and research for the entire campus community. The department maintains buildings, facilities and landscape totaling over 6 million square feet across 1,350 acres of campus. Minimum Requirements: Ability to promote and maintain a safe working environment through subordinate managers/supervisors.
Ability to motivate and inspire subordinate staff to provide the highest level of service to campus constituents.
Ability to design and implement delivery systems to ensure quick, accurate and appropriate response to both routine maintenance issues as well as emergency response to more urgent situations.
Thorough knowledge of facilities maintenance and administration.
Advanced management skills to include organization, interpersonal and written and oral communication, long-and short term planning.
Thorough technical skills in the trades.
Ability to ensure high level delivery of physical plant services to the Campus.
Comprehensive knowledge and understanding of applicable laws, rules, regulations, and internal policies.
Knowledge of personnel management procedures, including staffing, hiring, training, disciplinary action, termination, and performance management.
Advanced analytical, financial, technical and problem solving-skills and abilities and a strong awareness of larger team / department strategies and customer needs.


Preferred Qualifications: Experience and/or knowledge of UC systems, polices, procedures and regulations.

Experience using online and/or web-based work order systems.

Experience with collective bargaining units.
