Essential functions of this position:
Coordinates the department’s planning and scheduling of maintenance and repair. Inventory control of housing supplies; conducting visual health and safety inspections; keeping track of and reporting to the Facilities Maintenance Supervisor surplus property or damaged furniture; scheduling with the assistance of the Facilities Maintenance Supervisor building closings and openings and their maintenance; performing inspections of housing facilities with the NC Department of Insurance, county and state health officials; coordinating work schedule of multiple maintenance technicians and multiple student workers; coordinating monthly walkthroughs with residence coordinators of housing facilities; coordinating monthly walkthroughs with the housekeeping contractor site manager of all residential areas; provide labor and coordination within the department for the pick-up and delivery of housing building furnishings; administers a public area inventory program of furnishings of housing buildings; works with the university safety officer regarding special questions or concerns about fire, safety, health and air quality issues; coordinates delivery of microfridges, refrigerators, and other items needing delivery to residents bedrooms (will also coordinate the collection, inspection, and storage of microfridges and refrigerators); coordinates daily pick-up of maintenance requests; and assists in training RC and RA staff regarding facility issues. Trains staff the routine maintenance program and repairing items immediately and constantly monitoring building conditions. Provides leadership and assists with the planning and overall management of maintenance operations for the Department as well as assists with the supervision of all full time journey level maintenance mechanics and up to 45 student maintenance workers throughout a year. This position also motivates employees to meet departmental goals and objectives, coordinates and implements training of maintenance staff on appliance repair, as well as other maintenance areas.

N.C. Minimum Required Knowledge, Skills, & Abilities:
Graduation from high school or equivalent. Experience in the trade(s) areas related to the position’s role may be substituted on a year-for-year basis.

Additional knowledge, skills, and abilities required to perform the essential functions of the position:
Thorough knowledge of methods used in building maintenance, renovation, and repair
General knowledge of fire, safety, and health regulations governing a residential student living environment
Working knowledge of operating personal computers, copy machines, fax machine, adding machine and voice mail
Effective communications skills, both written and verbal
Ability to problem solve
Ability to coordinate work
Knowledge of safety and health compliance regulations
Commitment to quality, service and productivity in a service providing environment

Preferred education, professional skills and experience:
Knowledge of personnel management practices and the ability to plan, assign and review the work of subordinate employees
Working knowledge of effective record keeping
Knowledge of university policies and procedures
Ability to prepare, maintain, and present reports and records
Demonstrated knowledge of and ability to implement computer applications in various aspects of student housing operations

Recruitment Range: $40,647 - $43,000
NC Salary Grade Equivalency: 65
