Real Estate Accountant Analyst

Primary Function of Organization Unit: The Office of Real Estate and Development performs all real estate related functions for the University and affiliated entities, including fiscal administration and revenue performance of real estate assets.
Essential Job Duties: The Real Estate Accountant provides professional budget and financial administration, analysis and reporting for the Office of Real Estate and Development. Responsibilities include: * Collaborate with property management to produce, review and approve operating budgets for multiple University-owned real estate assets based on historical data and contractual agreements with third party vendors * Bookkeeping activities such as tenant invoices, receipts, reimbursable reconciliations, and reporting * Work with tenants to address payment discrepancies * Manage and approve departmental expenses in accordance with University policies * Review lease renewals and abstracts with University legal and leasing team members * Review monthly cash flows and income statements * Review reimbursable cost reports and reconciliations. Ensure that rental adjustments are performed in accordance with property lease agreements * Track cash account balances and debt portfolio * Synthesize property-level and portfolio-level financial summaries * Produce monthly statements, including cash flows, balance sheets, and income statements at the property level and portfolio level * Reconcile property expenses and calculate return on investment * Monitor and maintain property and department budgets, and make recommendations for reducing operating and building costs
Department Required Skills: * Proficient with Excel spread sheets and Microsoft Word * Ability to understand or interpret market data, real estate tax calculations, budgeting and calculating rent increases based on CPI-U and other methodologies * Knowledge of accounting principles and the ability to implement internal controls * Comfortable with evolving role and responsibilities.
Preferred Experience, Skills, Training/Education: * Professional real estate accounting experience, with experience in an institutional or public entity * Familiarity with real estate industry terminology, leases, purchase contracts or property management is strongly preferred. * Experience preparing standard reporting and accounting statements * Experience preparing non-standard, creative reports to address institution-specific finances and projects * Experience analyzing data and identifying trends or outliers * Experience managing or reviewing third party reporting * Proficient with Real Estate industry terminology, leases and purchase contracts or property management. Experience interpreting market data, real estate tax calculations, budgeting and calculating rent increases based on CPI-U * Professional licensing or certification and CPA, CMA, CFA preferred.
