Job Description

Summary:

The Construction Project Manager - Multifamily is responsible for the oversight of multiple apartment renovation projects throughout the NYC metro area. The purpose of this position is to ensure that projects are completed within time and budgetary restraints, while maintaining a superior level of quality.

Responsibilities:
  • Review project budgets
  • Create specifications, scopes and general conditions for each project
  • Bid projects
  • Coordinate walkthroughs for bidders
  • Record and respond to requests for information
  • Review and level bids
  • Interview potential contractors, check references, assess capabilities
  • Make recommendations for contract awards
  • Generate contracts
  • Order drawings as necessary
  • Ensure compliance with insurance & bonding requirements
  • Review DOB submittals
  • Orient contractors with jobsites
  • Hold weekly project meetings at each site, maintaining minutes and sending follow up memos for each
  • Track the progress of each job against initial schedule and budget, reporting same on a weekly basis
  • Review monthly requisitions and submit to supervisor for approval
  • Prepare change orders and submit to supervisor for approval
  • Create punch list for each job and track to completion
  • Notify supervisor of 100% completion and schedule final walkthrough with supervisor
  • Reconciles budget with individual apartment scopes and prepares final apartment-by-apartment cost documentation
  • Ensure compliance with applicable safety regulations
  • Presents self in a professional manner at all times
  • Maintains compliance with company training policies
  • Other responsibilities as requested by supervisor(s)

Knowledge, Skills, and Qualifications:
  • 5-10 years of similar experience
  • Familiarity with NYC building codes
  • Ability to read architectural drawings and plans
  • Proficiency in Word, MS Excel, Outlook, CAD is required
  • Proficiency in P6, ProCore, Primavera, OST is preferred
  • Degree in engineering, architecture, or project management is strongly preferred
  • Familiarity with all building trades is required
