Minimum Qualifications: Bachelor's degree in Architecture, Engineering, Construction Management, or related field. Three years of experience in the design, construction, or management of construction projects are required. A license in any of the following may substitute for the required education: State of Florida Professional Engineer, State of Florida Registered Architect, State of Florida Residential Contractor, Miami-Dade County or State of Florida General Contractor's, Miami-Dade County or State of Florida General Building Contractor, Miami-Dade County or State of Florida General Engineering Contractor's, or Miami-Dade County or State of Florida Certificate of Eligibility in General Building or General Engineering.

PROJECT MANAGER

NATURE OF WORK:

This is advanced professional and administrative work in the Construction Management of high end residential constructionprojects for The Adler Companies. Candidates for this positionare responsible for authorizing and monitoring the work of architectural and engineering consultants and contractors engaged in the design and construction of a 5,000 to 20,0000 square foot new residential homes. Work differs from that found in the Superintendent position in that this will require more advanced architectural and engineering knowledge. All Construction Managers are assigned a variety of complex and difficult building construction projects involving complex structural, electrical or mechanical features. Responsibilities include the management of a single residential project , including planning, estimating, project scheduling, and inspection and warranty administration. General supervision is received from the Vice President of Operations and the Owner of The Adler Companies who review work through personal conferences and reports for satisfactory attainment of goals and objectives periodically during the building construction process.

ILLUSTRATIVE TASKS:

Assists Architects, Consultants, and Subcontractors by issuing day to day direction and coordination to subcontractors, consultants, surveyors and testing labs; reviews and verifies vendor invoices and approves payment; reviews consultants plans, specifications and shop drawings at various stages of construction for conformance to design standards. Project Managers will need to schedule, attend and write summary reports of meetings with Owners, consultants and or Vendor representatives. Evaluates bids and makes recommendations for pre-award of contracts. Coordinates and conducts pre-construction meetings with contractors and sub-contractors. Originates Construction Schedule and all pre-construction activities; generates and maintains Field Daily Logs, RFI Logs, Submittal Logs. Reviews field inspection reports, monitors building construction progress; keeps V.P of Operations and Owner informed. Updates and Maintains project schedule in order to obtain substantial completion and prepares all punch list and any deficiencies for vendors to address prior to final completion and residence turnover. Arranges for correction of defects by contractor during warranty period; schedules and conducts inspection at end of warranty period and assures correction of defects; recommends final acceptance of residence on behalf of The Adler Companies. May be asked to Qualify the particular project he or she is on and obtains building permits.
