The University of Miami Facilities Management Department is seeking an Energy Technician. This is a skilled Energy Technician position that will be responsible for the maintenance and repair of sophisticated HVAC systems and the Distributed Direct Digital Control (DDC) Building Automation Systems (BAS) throughout the University of Miami Rosenstiel (RSMAS) campus. This position has oversight responsibility of all energy systems in the buildings and utility plants as assigned.

This position requires skilled work in planning, scheduling, organization of equipment and materials; and maintenance and installation at the University of Miami facilities. This function includes technical support during construction and alteration phases of mechanical systems and control systems. The nature of the job requires direct contact with other HVAC personnel, other trades, contractors, and administrators. This position requires close coordination, cooperation and contact with the other trades and components of the Facilities Management operation. There will be an emphasis placed on teamwork.


Maintenance and Repair of Control Systems.

  • Maintains repairs and ensures the total well- being of the university Energy Management system. Responds to HVAC systems complaints by inspecting the work site to assess the job requirements; performs troubleshooting of systems; by reading and interpreting control logic diagrams, wiring schematics, and written instructions installs, alters, maintains, and repairs pneumatic control systems and components (e.g., masters, sub masters, recalls, zone reset selectors, thermostats, and sensors) and electrical/electronic control systems (e.g., electrical/electronic sensors, data acquisition panels, direct digital controls, and communication trunks); calibrates all environment temperature, pressure, and humidity controls; diagnoses and introduces custom control actions through application software; as part of the preventive maintenance program checks, adjusts, and recalibrates all environmental controls.

Maintenance and Repair of HVAC Systems.

  • Troubleshoots and repairs electrical, pneumatic, and computerized electronic controls in building mechanical systems; repairs and modifies HVAC systems; performs corrective and preventive maintenance on HVAC systems to maintain correct temperature, humidity, pressure, and volume of systems and the environment; cleans, oils, and greases equipment such as: pumps, motors, air compressors, and fans; checks and replaces V belts and filters; adjusts dampers, linkages, and operators; repairs valves; aligns belt drives; fabricates parts for equipment as necessary.

HVAC System and Control Systems Renovation.

  • Monitors and assists with the renovation and upgrade of the HVAC control systems to accommodate new technology and/or energy conservation; examines existing systems and makes recommendations for renovation; plans and coordinates activities during system shutdown.

OPERATIONS (Typical Tasks)

  • Plant Operations: Operates centrifugal, reciprocating, chiller systems and associated pumps and equipment; monitors operation of low pressure air compressors, and distribution systems, chillers, water circulation pumps and monitoring systems; performs operating adjustments to maintain efficiency, chillers, and associated engineering plant equipment; operates computer terminal to interface with building automation and energy management system components.
  • Building Multi-System Operation: Ensure effective operation of assigned systems and equipment. Examples of typical work activities include /but not limited to:
  • Operate multiple systems (e.g., Building Management System consoles, peripheral equipment, telecommunication devices), monitor network devices and other energy management communication devices) Verify systems and network availability and respond to error messages;
  • Calibrate, adjust, and align equipment;
  • Perform backup/recovery procedures;
  • Update Alarm system messages;
  • Reset malfunctioning lines or connections;
  • Ensure that operations documentation and procedures are accurate and current, and maintain event logs.

Maintains and services all HVAC/controls systems equipment and related components; also trouble shoots and repairs control circuits, electric pneumatic, electronic and direct digital software.

Inputs and receives request for service from the computerized maintenance management system. Must be able to analyze situations from information provided by work order, requests for service, and/or verbal descriptions.

Tasks include, but are not limited to, the assurance of proper mechanical systems operation as related to chiller plants, chilled water pumping systems (secondary and tertiary), air handler systems (constant volume, variable volume, face and bypass, multi-zone). Maintains control systems, and the measuring and monitoring instrumentation used to allocate chilled water consumption data by building for inter-departmental billing of energy charges.

Maintains control systems, and the measuring and monitoring instrumentation that efficiently stages chillers in central plants.

Works in compliance with the Facilities Maintenance Program; performs the Preventive Maintenance program functions and completes them in a timely and thorough manner.

Maintains thorough and up-to-date record on activities as related to calibration of building automation system devices and HVAC systems functionality in buildings throughout the University. Provides all necessary calibration maintenance and operational information in a timely manner.

Complies with all University of Miami Policies and Procedures; adheres to all safety and environmental regulations.

Maintains a neat and orderly work area; safeguards tools, spare parts, and equipment.

Performs skilled work in electrical and refrigeration circuits, air distribution systems, and controls systems.

Performs maintenance tasks on large tonnage systems as required for operations.

Participates in all physical aspects of any work as needed, works with others to resolve operational problems (including regulatory and inspection agencies, contractors/vendors, and/or administrators) in a team environment. This position also provides technical support to the Facilities Administration operation and Facilities Planning & Construction.

Assures maintenance of a safe work environment and assures that all subordinate personnel, outside service vendors and contractors follow work safety policies and procedures.

Operates the computerized control system and translates program details into computer instructions to schedule equipment functions and diagnose mechanical problems. Also assist with design and cost estimates for changes. Recommends improvements, changes to new techniques and procedures to the operation.

Coordinates with vendors to arrange service for warranted parts, selects appropriate replacement parts, and troubleshoots all related problems. Also ensures that proper equipment, materials, and supplies are available in the warehouse to complete various jobs.

Co-ordinates activities with other trades areas, project managers and/or outside contractors.

Requests training needs in his/her specific area of responsibility to remain current with new technologies.

Reporting Relationships:

This position reports directly to Manager, Building Systems or designee


Must have/provide documentation of a High School diploma or equivalent.

Must have maintenance trades school certificate or Miami Dade County HVAC Maintenance Mechanic Certification and three (3)


Must have three (3) years of full time experience in energy control systems in a HVAC mechanical capacity.


Must have five (5) years of directly applicable energy controls experience.

Technical Operations

  • Knowledge of applicable system and related technical terminology, applications, features, and/or services;
  • Ability to interpret applicable reference manuals and apply department procedures;
  • Understanding of procedures for setting up and operating assigned systems and/or equipment;
  • Ability to perform regular preventative maintenance and service on assigned equipment/systems, including ability to identify, solve, and prevent problems;
  • Ability to use basic diagnostic and test equipment and interpret and document operations-related malfunctions;
  • Ability to interpret system status reports and messages;
  • Familiarity with network and operating system requirements;
  • Ability to monitor and adjust Building Management Systems (BMS).
  • Ability to interpret equipment/system output, detect errors, and take corrective action;
  • Demonstrated ability to work and communicate with users to effectively identify and efficiently meet their requirements
  • Ability to distinguish operation performance trends and recommend modifications to improve performance;

This is an essential position and will be an on-call rotation calendar.

This position must perform shift work, respond to after-hours emergency calls, and work with other crafts and work in environment out of normal duties as needed.

Must continuously possess a valid Florida Driver’s License and be able to meet the insurance requirements of the University of Miami.

Must have excellent written and verbal English language communication skills, as oral and written instructions are disseminated in English by the department, the University community and outside entities.

Must be capable of data input, data extraction, and interpretation of the computerized maintenance management system and the operations of MS-Excel and Word

Must have proven skill in customer relations, supervision, evaluation techniques, and training of personnel.

Must have proven emphasis on teamwork, cooperation, customer relations, and leadership in problem solving, and provide a customer-oriented service group to meet the changing needs of the University environment.

Must have excellent customer service, communications and interpersonal skills. Must be professional, responsive, and reliable and exceed customer expectations.

Must have sufficient physical ability, strength, manual dexterity, and lifting ability to lift, move or carry 50 lbs. over a distance of 20 feet. This includes but is not limited to handling equipment for specialist crafts, carpentry, HVAC, electrical, plumbing, motors, pumps, air conditioning components, lighting fixtures and poles, concrete work, and carpentry. Must be able to work from heights and in areas where climbing is required up to 40 feet. An example and frequency of these Physical abilities is outlined below:

Must be willing and able to perform shift work, to respond to after-hours emergency call-in, to work with other crafts and other duties as assigned.

Must be willing and able to work in conditions that are adverse (i.e. hot, dusty, cramped, wet, dirty, enclosed, and work from heights and areas where climbing is required).

Must be able to operate power hand tools.

Must be able to read blue prints, do material take-off calculations, accurate cost estimating, maintain time schedules, and work with a varied and flexible schedule.

Must possess working knowledge of refrigeration systems, construction and operation of large capacity Chillers, operation and repair of HVAC Systems and associated components, and knowledge of pneumatic and l electronic control systems.

Must comply with and enforce the policies and procedures of the University of Miami, and the policies and procedures of the Facilities Administration. Department.

National Incident Management System (NIMS) certification preferred, if not, selected candidate must obtain/meet NIMS certification level required by the position, once hired by the University of Miami.
