Job Description

Title: A1 Mechanic - HVAC Controls Technician

Division: Facilities Management and Campus Operations

Reports to: Manager - MEP Services

Position Summary:

Under the direct supervision of the Working Foreman is responsible for ensuring that HVAC Controls systems are in good operational state and safe for use.

Principal Responsibilities:

Performs all activities related to HVAC Control systems including:
  • Perform preventive maintenance, operation and repair of various types of plant controls equipment used in building heating, ventilation, air conditioning and refrigeration systems.
  • Troubleshoot/service all types of controls, including pneumatic, electro-pneumatic and direct digital building systems and computer control interfaces.
  • Perform maintenance and repairs of refrigerated air driers, gauges, pressure safeties and filtration devices, as well as controls and instrumentation.
  • Repair, replace and/or calibrate thermostats, temperature and humidity sensors and differential pressure switches, HVAC, protection devices and other control devices.
  • Monitor the quality of maintenance and repair work for HVAC Control Systems through periodic inspections.
  • Ensure completion of maintenance, repair jobs and renovation projects in accordance with established standards and schedules.
  • Proactively recommend procedures and maintenance plans to ensure building temperature control systems are operational, including seasonal readiness.
  • Work with others to develop sequences of operation for HVAC systems.
  • Work with other disciplines and management to proactively solve complex, multi-discipline problems.
  • Demonstrate basic knowledge in the use of the Building Management Systems to operate, modify, test and troubleshoot control systems from front end terminals.
  • Demonstrate knowledge and understanding of campus HVAC and control systems
  • Demonstrate knowledge in the use of handheld devices for the operation and troubleshooting of control systems in the field while working with other mechanics in the field.
  • Attend training to be knowledgeable in current technology.
  • Review and understand equipment manuals pertinent to the operation, preventive maintenance and repairs of all campus HVAC systems.
  • Assist in job planning by estimating quantities of materials and supplies required. Preparation of material lists to include pricing and in formulating design.
  • Assist in maintaining shop and work site(s) in a clean and orderly manner.


Additional Responsibilities:
  • Demonstrate knowledge of the organization's Service Standards and incorporate them into the performance of duties.
  • Anticipate College needs; identify areas for improvement by instructing staff or informing supervisor.
  • Implement maintenance requests from clients, other maintenance supervisors and project managers.

Minimum Qualifications:
  • High School degree or equivalent.
  • Four years' experience in commercial HVAC systems.
  • Four years' experience HVAC Controls systems, including digital controls, pneumatic controls, Building Management Systems, handheld control devices and other components and devices.

Preferred Qualifications:

Familiarity with all types of mechanical electrical, plumbing systems, building automation systems, energy conservation programs and utility distribution. In addition, must possess the ability to function in stressful situations and respond to emergency conditions. Has computer programming experience.

Adheres to departmental and University guidelines concerning safety, rules of conduct, etc. Maintains a professional appearance.
