Working Hours: 2nd shift (3:30pm - 12am) with weekend rotations.

The University of Miami Facilities Management Department is seeking a Maintenance Lead. The Lead Mechanic is a dynamic professional, responsible for the optimum operation of their assigned area of responsibility and who is knowledgeable in facilities management. The Lead must have strong communication skills and a positive “can do” attitude. This leadership position will manage a team composed of maintenance mechanics, contractors, and other service personnel, to ensure high-quality facilities conditions. The Lead has a responsibility to immediately address and provide corrective actions and measures for all unforeseen emergencies and disruptions. The Lead will be a team player who adheres to departmental core values and consistently demonstrates professional behavior. The Lead also collaborates with the Facilities Administration Lead team to build positives relationships with customers and staff. When applicable, the Lead must exercise fiscal responsibility and safeguard university assets.

Lead Duties & Responsibilities
1. Requires overall knowledge of Building Maintenance and/or Facilities Management.
2. Must be accessible to co-workers and customers.
3. Assist Facility Manager with daily shop operations, and continues daily operations in the absence.
4. Assures that proper materials and resources are provided for staff in a timely manner.
5. Responsible for having and delivering necessary parts.
6. Must be able to continue daily operations in the absence of the mechanic.
7. Must respond to Facilities Manager Ad-Hoc requests in a timely manner.
8. Responsible to assist Facilities Manager in addressing and handling all unforeseen emergencies in their respective areas.
9. Must be pro-active in addressing and correcting visible maintenance issues.
10. Must be able to adapt and open to learning and using new technology.
11. Effectively coaches and manages staff / Building Mechanics/contractors in their daily duties and responsibilities.
12. Addresses skills training and renewals with staff.
13. Remain customer service oriented to ensure that all work performed meets the highest criteria quality standards.
14. Look for ways to reduce energy consumption. Take action or report your ideas to your manager.
16. Develops and conducts training as may be necessary to support projected maintenance requirements.
17. Daily inspection of UM vehicles; report all issues to manager.
18. Performs routine building inspection; takes corrective action; and/or reports regularly to the supervisor any deficiencies or needed action in area of responsibility.
19. Interprets funded items and/or non funded services and must report any uncertainties to the Facilities Manager.
20. Is on the alert for any deficiencies, (i.e., economic, safety, regulatory, energy conservation), and recommends corrective action to the Facilities Manager.
21. Assists in maintaining neat, orderly work area, and safeguards tools, equipment, and spare parts.
22. Determines need for additional preventive maintenance work orders and recommends appropriate action to managers and uses computerized maintenance management program.
23. Orders and purchases tools, equipment, and supplies.
24. Maintains records of jobs performed, departmental charge codes, and hours worked by employees and time card approval.
25. Coordinates activities with other trade areas, project manager, or outside contractors.
26. Make frequent /constant inspections of all facilities to generate work orders for repairs, in order to keep facilities in optimal condition.
27. Is safety conscious of team and University assets.
28. Other duties as assigned.


Requirements
1. Must have/provide documentation of a High school diploma or equivalent.
2. Must have formal craft training and proven performance in the craft environment for three (3) or more years of experience.
3. Must have overall knowledge of Building Maintenance and/or Facilities Management.
4. Must be able to respond to Facilities Manager Ad-Hoc requests in a timely manner.
5. Must have sufficient physical ability, strength, manual dexterity, and lifting ability (i.e. to lift, move, or carry 50 lbs. over a distance of 20 feet). This includes but is not limited to handling equipment for specialist crafts, carpentry, HVAC, electrical, plumbing, motors, pumps, air conditioning components, lighting fixtures and poles, concrete work, and carpentry. Must be able to work in conditions which are adverse (hot, dusty, cramped, wet, dirty, enclosed); work from heights and in areas where climbing is required up to 40 feet. An outline and frequency of these tasks is outlined below:

6. Position is considered to be essential personnel and must be able to perform outside normal working hours to include shift work, respond to after hour emergencies, call-backs, holiday coverages, weekends, or as required for the operational needs of the University.
7. Must be able to operate power equipment.
8. Must comply with and enforce the policies and procedures of Facilities Administration; complies with and enforces all safety rules and requirements.
9. Must have strong verbal and written English communication skills, with ability to effectively handle conflict resolution and problem solving.
10. Must have excellent people skills in order to build positive relationship with staff, customers and stakeholders.
11. Must have good leadership skills and Lead by Example.
12. Must have the ability to work in a team environment as directed by the management of the Facilities Administration to provide a customer-oriented service group to meet the changing needs of the University environment.
13. Must have excellent organizational skills.
14. Must possess and maintain a valid Florida driver's license and be able to meet the insurance requirements of the University of Miami, and have a good driving record.
15. Must keep skill sets current with the needs of the working environment. Must maintain time schedules and work with varied and flexible schedules in the University environment.
16. Must be proven skill in customer relations, techniques, and cooperation with Facilities personnel.
17. Must have proven emphasis on teamwork, cooperation, customer relations and leadership in problem solving.

20. National Incident Management System (NIMS) certification preferred, if not, selected candidate must obtain/meet NIMS certification level required by the position, once hired by the University of Miami.
