ABOUT MAINTENANCE OPERATIONS & CAPITAL PROJECTS (MCP)
This division supports all R&DE operations and provides strong stewardship of its facilities by delivering daily and preventive maintenance, executing 50-year asset renewal model, managing design and construction of capital and other essential projects, infusing sustainability, safeguarding occupational health and safety, monitoring life-safety systems and after-hours security, overseeing furnishings/fixtures and parts inventory, administering move services and the fleet, managing utilities and waste, ensuring emergency preparedness and business continuity, and providing space and property administration. JOB PURPOSE:
Manage facilities operations and maintenance staff, including other supervisors/managers, over assigned area(s) or facilities, engaged in facilities, building, and/or equipment management or maintenance. Lead department/unit strategic management, and participate in long-range planning. CORE DUTIES*: Oversee the management of assigned facilities and programs staff (technically, operationally, and administratively), including: planning and directing the activities of department(s); monitoring maintenance activities for timely completion and quality; overseeing staffing, performance evaluation, and staff management; forecasting department or division staffing needs.Create, develop, and manage budget for assigned area(s).Participate in annual and multiyear project prioritization, planning, and funding; lead department/unit strategic management; may lead planning in some areas or segments; develop and review recommendations regarding short-term and long-range programs and projects, long-range financial and programmatic planning and development.Develop and review policies and procedures; interpret and manage policies and procedures for assigned area.Clarify and resolve complex problems spanning multiple areas or technical fields; develop or oversee program implementation within assigned area. Implement and oversee condition assessment programs. Manage assigned projects.Research and develop new initiatives and technology to improve service, enhance revenue, and realize system wide opportunities. * - Other duties may also be assigned
ADDITIONAL DUTIES: Perform complex, accurate troubleshooting/problem solving for building mechanical and electrical systems, including domestic hot water systems, steam/hydronic heating systems, plumbing supply and waste lines, and electrical systems, ensuring performance of high-quality, code-compliant maintenance and repairs.
MINIMUM REQUIREMENTS: Education & Experience: Bachelor's degree in engineering or other appropriate technical area, or combination of technical education, training, and experience. Five or more years of extensive relevant professional and managerial experience in an environment with a variety of building types (administrative offices, classrooms, laboratories, residential & dining facilities, auditoriums, etc.).
Knowledge, Skills and Abilities: Technical knowledge of best practices in facilities management discipline.Demonstrated experience developing and managing budgets and service contracts. Demonstrated experience planning, developing, and implementing programs.Demonstrated experience understanding and applying relevant codes, regulations, and processes. Additional Knowledge, Skills and Abilities Considered Highly Desirable: Demonstrated high level skills in the operation and maintenance requirements for building electrical systems, domestic hot water systems, steam and hydronic heating systems, and building supply and waste plumbing systems.Demonstrated knowledge in types of building systems, advantages/disadvantages of each, and typical system life cycles.Demonstrated ability to communicate effectively verbally and in writing, including explaining technical information to non-technical audiences. Certifications and Licenses: None. Additional Certifications and Licenses Considered Highly Desirable: Journey-level certification in mechanical, electrical, or plumbing trades. PHYSICAL REQUIREMENTS*: Frequently sitting, perform desk-based computer tasks, lift/carry/push/pull objects that weigh up to 10 pounds.Occasionally stand/walk, twist/bend/stoop/squat, grasp lightly/fine manipulation, use a telephone, lift/carry/push/pull objects that weigh up to 11-20 pounds.Rarely kneel/crawl, climb (ladders, scaffolds, or other), reach/work above shoulders, grasp forcefully, writing by hand, sort/file paperwork or parts, lift/carry/push/pull objects that weigh >40 pounds. * - Consistent with its obligations under the law, the University will provide reasonable accommodation to any employee with a disability who requires accommodation to perform the essential functions of his or her job.
