Job Summary: SUMMARY Inspects, trouble shoots, performs emergency repairs (this includes all actions necessary to render a situation, system, or component in a safe condition) and maintains buildings and plant mechanical equipment in response to service requests and directives and performs preventative maintenance.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
* Comply with health and safety directives to include the use
and/or wearing of protective materials
* Respond to verbal and written trouble calls. Perform
emergency repairs to restore service, protect persons and
abate damages to buildings and equipment. Notify
appropriate trade and Supervisor of problems requiring
additional detailed repairs
* Observes mechanical devices in operation and listens to
their sounds to locate cause of trouble to include removal
and reinstallation of covers and access plates
* Performs minor maintenance to include freeing clogged
drains in sinks, showers, toilets, urinals and tubs using
plungers, resetting of controllers, adjustment of
thermostats, analyzes HVAC systems using the Barber
Coleman system (after the network installation and on-site
training) and check central heating plant equipment only
when no Boiler Operator is scheduled
* Check furnaces, boilers and heaters and other equipment
and perform preventative maintenance as assigned
* Replace a limited number of ceiling tiles
* Assist other trades in the performance of repairs
* Replace light bulbs, fluorescent tubes in all fixtures and
* Lubricates equipment bearings and maintains oil levels in
* Clean interior/exterior of air handling units, room heaters,
exhaust fans, circulators, air compressors, ventilators
* Starts devices to test their performance
* Replaces belts and filters on installed equipment
* Visually Inspect portable fire extinguishers, update tags,
remove and replace extinguishers requiring repair or
* Provides information to the shop Lead for the purchase of
parts and machines
* Inspect swimming pool mechanical equipment when
custodian is off duty
* Test emergency and exit lights. Replace bulbs/covers as
* Assists in testing security sensors and smoke/heat
detectors and cleaning of smoke detectors
* Inspect sprinkler systems, pull stations, eye wash and
drench stations
* Inspect and test door alarms and Blue Light stations
* Cleans out debris from roof gutters/down spouts including
removal of snow on roofs
* Submit work status, performance, time and material reports
* Maintain an interest in learning new ideas
Establish and maintain a high level of customer service

Minimum Qualifications: High School diploma or general education degree (GED); one year related experience and/or training; or equivalent combination of education and experience. Valid driver's license.
