General Summary of Position:
Incumbents of positions in this series supervise the maintenance and repair of state buildings, the cleaning of building interiors and the upkeep of grounds; ensure that standards of security and cleanliness are maintained; and perform related work as required. The basic purpose of this work is to oversee the general care, maintenance, repair, alteration and security of state buildings and appurtenances.
Assumes leadership oversight, performing direct supervision (i.e., not through an intermediate level supervisor) over, assigns work to and reviews the performance of 1-5 maintenance personnel; and indirect supervision (i.e., through intermediate level supervisors) over 15-50 maintenance personnel.
Supervises building cleaning functions including but not limited to the cleaning and waxing of floors, window washing, waste removal and the upkeep of rest rooms to University standards.
Plans, schedules, lays out and supervises the maintenance work to be completed by University maintenance employees and contractors' personnel.
Makes inspection tours to ensure that buildings and appurtenances are properly secure, and that standards of safety, sanitation and cleanliness are properly maintained.
Performs related duties such as the requisitioning of supplies and equipment; the allotting of office, and other space; and the maintenance of work records and preparation of reports.
Requisition, receive, store and issue the supplies, equipment and other property required for the operation of the University.

Minimum Qualifications (Required):
-At least two years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included building custodial services
-Knowledge of the safety precautions and procedures followed in building maintenance
-Knowledge of the equipment, materials and methods used in building custodial work
-Knowledge of the proper uses of cleaning supplies and materials
-Knowledge of the types and uses of hand held power tools such as drills, electric hand saws and small hand tools such as hammers and wrenches
-Knowledge of the types and uses of small measurement devices such as levels, rulers, and steel squares
-Knowledge of the methods and procedures used in the security of building and property
-Mechanical aptitude and manual dexterity
-Ability to understand, explain and apply the provisions of the laws, rules regulations, procedures, guidelines, specifications, policies and standards governing assigned unit activities
-Ability to read and interpret documents such as plans, specifications, blueprints and drawings
-Ability to follow instructions
-Ability to establish and maintain harmonious working relationships with others
-Ability to assemble items of information in accordance with established procedures
-Ability to maintain accurate records
-Ability to communicate clearly, concisely and effectively
-Ability to communicate instructions in a precise and understandable manner
-Ability to maintain a calm manner in stressful and emergency situations
-Ability to work independently
-Ability to exercise sound judgment
-Current Valid Driver's License
-Ability to supervise, including planning and assigning work according to the nature of the job to be accomplished, the capabilities of subordinates and available resources; controlling work through periodic reviews and/ or evaluations; determining subordinates' training needs and providing or arranging for such training; motivating subordinates to work effectively; determining the need for disciplinary
-Minimum of 3 years' supervisory experience directly/indirectly supervising at least ten employees
-Ability to prioritize the needs of personnel and work to be completed
-Strong computer skills including email, and basic Word and Excel
-Experience in mentoring and coaching staff
-Experience in writing and communicating performance evaluations and providing on-going feedback
-Experience in managing inventory levels and ordering supplies and equipment in compliance with budget review
-Ability and willingness to be Essential Personnel
-Evidence of meeting employer expectations of this position as evidenced by performance evaluations, workplace respect, tardiness, absenteeism and relevant disciplinary actions
-Position involves working across campuses, requiring driving for job related travel
-Requires occasional work on evenings and weekends.
-Possible exposure to heat, cold, adverse conditions, and the harmful effects of noxious gas, fumes and dust.
-Stand for prolonged periods of time
-Lift and carry heavy objects (up to 50 pounds)
Work in cramped or confined spaces, work on ladders and staging
-Per the contract, may be required to work various shifts, weekends, holidays, or evenings. Involves emergency recall and overtime work
