GENERAL SUMMARY OF POSITION:

Under the general supervision of the Director or designee, the Control Technician Lead is responsible for the safe, reliable and economical operation of the air handling units (AHU) and other components of the HVAC (heating, ventilation and air-conditioning) system, as well as other control systems including the BMS Systems. This position will, train, schedule testing, preventive maintenance work and repairs. Review control strategies and make recommendation to the Director or designee for changes. Maintain all documentation for testing and control strategy changes.

MAJOR RESPONSIBILITIES:

Schedule work assignments via the Computerized Maintenance Work Order System, supervise the work flow of the control technician Shop, and ensure that work is completed on time and in a workmanship like manner. Perform and supervise inspections, maintenance and testing on all control systems and equipment as the testing relates to NFPA and JCAHO requirements. Accountable for ensuring compliance with applicable code standards. Responsible for the repair, modification, calibration and installation of control systems. Diagnose and remedy problems. Instruct other personnel in the installation, repair, calibration and all other maintenance procedures on the AHU and control systems. Estimate and review records for time, material, and parts consumed by Control Technician Department, establish time and material standards for completion of work, to include preparation of cost estimates for work, and coordinate purchase of supplies and material with vendor(s) Inspect new construction and assists with project design including review of specifications Must have working knowledge of PPCL programs. Responsible for PM (Preventive Maintenance), update and oversight of the HVAC systems. This includes the documentation and storage of records to verify the PM procedures and the safe and proper operation of these systems. Responsible for the inspection of major components newly installed in the HVAC systems. Ensure inventory is on hand and requisition parts when needed through the Lead Operating Engineer. Exercise independent judgment in the priority of in conjunction with supervisor. Complete required documentation of activities (Work Order). Create reports using Microsoft applications; graphs, charts. Must be able to use meters to record flows for hydronic and air systems. Assure safe and orderly operation of the facility by performing other duties, as required May be required to work all shifts, days, and rotation schedule. While in the performance of routine duties; may be required, as needed to perform all work associated with all maintenance trades of an equal or lower grade classification; where the work or task does not require a specific license. This includes work at all off site locations. Perform other duties as required.

REQUIRED QUALIFICATIONS:

  • Trade school graduate, certification in building controls and equivalent experience
  • 10 years' experience in operation of a complex building system, with demonstrable knowledge of complex, heating, ventilating and air-conditioning (HVAC), systems maintenance and operation, automatic & pneumatic controls, laws and accepted procedures of building utilities operations, technical sketches, flow diagrams, performance graphs, prepare reports and present facts clearly, oral and written, and experience in the installation and maintenance of electro-pneumatic control systems.
  • Ability to convert raw data into report form and present data in a clear and concise form.
  • Must possess a broad knowledge of, and have the ability to operate, all equipment associated with control and HVAC systems
  • Ability to read and interpret technical manuals, pneumatic diagrams, flow charts and control prints.
  • Must have a working knowledge of all life safety codes and regulations including NFPA 101.
  • Must have successfully completed (or complete within 12 months) an approved building management course approved by the department
  • Ability to travel to off-site locations.
