We are currently seeking a Building Automation Systems Operator (BAS) who will advance the institution's proud tradition of excellence in academics, student life and community service.

SUMMARY

Ensure building operations and functionality. Coordinate/perform the daily operation needs of Building Automation/HVAC controls, Security/CCTV/Access control, and Fire Alarm system, maintenance troubleshooting and repairs. Work is typically on a complex/in-depth level of building automated systems and controls. Make independent judgments and decisions based on proscribed procedures and detailed specifications.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

Coordinate team response to repairs and maintenance for Fire Alarm, HVAC "controls" automation and Security system.

Responsible for scheduling building HVAC, lighting and Security.

Responds/diagnoses and resolves facilities service work requests as required.

Maintains assigned tools and equipment in good working condition and maintains calibration records as needed.

Maintain tools and work areas clean and orderly.

Use required personal protective equipment while completing all work requests.

Complete all required paperwork timely and accurately.

Take and log readings from critical equipment and take appropriate corrective action before system outage occurs.

Diagnose building operating systems for faults and/or errors.

Troubleshoot building operating systems and take corrective action as needed.

Observe and comply with all safety policies.

Maintain inventory of warehouse stock materials needed for repair and maintenance projects and replace/order as necessary.

Assist with programming and graphic designs as needed.

Assist in punch list confirmation after completion of project.

Collaborate with team members and complete all facility team-based goals.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform the essential duties and responsibilities listed above. The qualifications listed below are representative of the education, experience, knowledge, skills, and/or abilities required.

EDUCATION

Bachelor's degree in related technical field required; High School Diploma or GED with four (4) years equivalent work experience may be substituted in lieu of degree.

Must have valid Texas Driver's License and meet HCC's minimum insurance standards to obtain approved driving status.

EXPERIENCE

Minimum five (5) years work experience related to building automation operation required.

Minimum four (4) years experience with low voltage electronics required.

Minimum four (4) years general experience with Security, HVAC and Fire/Life Safety systems.

Prior higher education work experience preferred.

KNOWLEDGE, SKILLS, AND ABILITIES

Able to coordinate multiple projects

Able to respond effectively to reported concerns throughout the college system

Basic knowledge of construction processes and techniques

Strong understanding of building automation, life safety systems and NFPA codes

Strong interpersonal and customer service skills

Able and willing to work as required from a lift or boom

Able to handle and remain calm in stressful/emergency situations

Must have data analytical skills

Able to communicate effectively in both writing and orally

Able to communicate effectively and courteously with individuals from diverse backgrounds

Able to audit and manage computerized energy management systems

Able to read and interpret plans, and contract documents

Must be able to lift 50 pounds in the work environment and carry it 50 yards

Able and willing to work on slippery surfaces, around obstacles, with chemicals and sharp objects

Able and willing to work an on-call rotation

Must have team management experience

Able to work under pressure; may have to work outside normal business hours (i.e. varying shifts, weekends and holidays) as needed
