The Associate Director - Commissioning Engineer has a primary objective to ensure that all construction projects receive the appropriate commissioning effort. Provide guidance to the Campus Planning & Design / Design & Construction teams from the planning & assessment phase to project completion. Lead, mentor & train junior staff. Ensure that all affected equipment within the project scope is commissioned is brought to proper operational state to reduce complaints, reduce energy and demand costs, increase equipment life, improve indoor air quality, improve facility operation and maintenance, and reduce staff time spent on emergency calls. Understand each project's specific commissioning requirements as defined in the project specifications and commissioning plan. Direct & manage all phases of project commissioning by coordinating with Commissioning staff, project managers and design teams. Assign appropriate Commissioning personnel (in house & contract agents) for all projects. Other responsibilities include:

  • Attend job site meetings to properly understand project scope, schedule and issues to be resolved. Identify types of testing required to achieve commissioning scope.

  • Direct & oversee the testing and commissioning processes throughout each stage of the project lifecycle. Oversee construction phase tests, and periodic site observations during the construction phase, and performing commissioning functional testing on subsystems for Mechanical, HVAC, plumbing, electrical, fire/life safety, systems, lighting, wastewater, and controls.

  • Oversee the preparation of commissioning schedules base on the quantum of job and duration for each activity as well as prioritize system completion requirements in order to steer construction completion. Ensure commissioning adherence to OSHA rules and regulations, and compliance with site-specific safety requirements for all commissioning is followed.

  • Oversee functional testing and diagnostic monitoring is balance in new and existing buildings systems. Ensure routine inspection, monitoring, evaluating and adjusting on all mechanical systems for proper and efficient operations.

  • Assist with troubleshooting, inspection and monitor the operation of heating, ventilating, air conditioning, refrigeration, and electrical equipment and building automation system and control systems.

  • Perform program changes, monitoring programmable logic controllers, and process management systems.

  • Follow lockout-tag out procedures, confined space procedures, and other safety and environmental procedures and policies as required. Point to point checkout, startup, and commissioning on new and existing buildings.

  • Work with Operations Trades to analyze problems and resolve issues to ensure overall system functions properly.

  • Prepare accurate reports on system implementation and close-out meetings.

  • Provide recommendation on equipment/systems operation and modification for energy conservation, efficiency, and reliability. Functional Testing mechanical sequenced operations.

  • Continuous Commissioning - Review and adjustment on a continual basis to maintain maximum performance and efficiency.


    •Bachelor’s Degree in Engineering or related field with minimum of 10+ years of experience.
    •A certification as a Certified Building Commissioning Professional (CBCP) / Commissioning Authority (CxA) desired.
    • Must have an in depth knowledge of LEED commissioning requirements.
    •Must have a detailed knowledge of the operations and design of HVAC & electrical systems and related BMS controls.
    •Ability to prioritize and successfully manage multiple projects concurrently.
    •Documented experience managing & directing a staff of 5 or more personnel.
    •Excellent computer skills with the ability/desire to learn and apply construction management applications and programs.
    •Excellent organizational skills and ability to follow through on tasks from inception to completion.
    •Ability to identify, develop and implement business strategies and make innovative operational improvements to systems.
    •Must possess strong Leadership, organization, interpersonal, and communication skills; both written and verbal.
