Position Summary: The primary responsibilities of this position are to operate,
maintain and optimize building energy management
systems. The operator will be expected to be fluent in
several (Siemens and ALC) control systems and be able to
react to information provided by the central plants energy
management advisory software (Icetec.) Fluency in a control
system means the ability to perform all operations and
maintenance functions listed below as well as the ability to
modify or write programs.

In addition, there will be required on call requirements,
normally every third week and the designation of "critical
employee" which requires key University employee to report
to work during weather emergencies.

The primary responsibilities of this position are to operate, maintain and optimize building energy management systems. Fluency in a control system means the ability to perform all operations and maintenance functions listed below as well as the ability to modify or write programs. The normal work schedule will be 9AM to 6PM Monday - Friday. In addition, there will be required on call requirements, normally every third week and the designation of "critical employee" which requires key University employee to report to work during weather emergencies.
The duties of this position include:
-Respond to controls system alarms by electronic acknowledgment, diagnostics and appropriate response to clear the alarm.
-Changes can include line code (Siemens PPCL) or graphical (ALC Eikon) programming, database configurations, graphical user interfaces or other system modifications.
-Diagnose system failures and troubleshoot for developing and determining appropriate action.
-Alter or write new software programs and algorithms that control the present systems to ensure they operate safely and efficiently.
-Investigate multiple layers of distributed controls including hardware and software functions to exercise and analyze the correct sequence of operations.
-Solve controls problems by fine-tuning key aspects of a controller, setting up a temporary "work around fix" or implementing a permanent field change.
-Execute load-shedding procedures in advance of and on peak demand days. Return systems to normal upon end of peak demand events.
-Implement and verify building time of day and holiday schedules in all control systems.
-Utilize control system optimization software. This includes running diagnostics, responding to issues, and participating in issues blogs until closure.
-Compile and evaluate reports and trends on systems in buildings. This includes but is not limited to energy reports, equipment performance/status reports, etc.
-Maintain DDC Master Plan Inventory of all control panels and point counts.
-Maintain and improve the Universities Control System Specification and Library of System/Equipment Sequence ofOperations.
-Maintain electronic logbook of work performed.
-Receive phone call and email complaints and requests.
-Act as liaison to resolve heating and air conditioning problems in buildings.

Essential Qualifications: -Act as liaison to resolving loss of utility problems on campus.
-Enter appropriate work orders into Maximo when problems cannot be solved via computer.
-Update remote notification escalation sequences.
-Maintain up to date backups of all control system databases.
-Maintain all computers, printers, monitors and data storage equipment in regards to appearance and operation.
-Respond to off -hour requests and problems when called or notified electronically. This could include but not be limited to: scheduling of unoccupied spaces, alarms, maintenance staff requests, etc.
-Be available for start-ups, shut downs and other project requirements that may be off hours.
-Participate in point to point check outs, functional checks and other activities related to the commissioning and acceptance of new control systems.
-Attend all control system training provided by the University.
-Apply new technologies in the pursuit of better environmental conditions that use minimal energy.
-The Control System Operator will seek out and accept training from the current Control System Operators, Controls Engineer and Energy Engineer. The Control System Operator is expected to foster teamwork and promote good working relationships with colleagues. The Control System Operator will seek complete familiarity with University environmental guidelines for energy conservation.
-Recognize HVAC systems with unsatisfactory operational performance and make comprehensive software changes to fix the problem and minimize energy use.

The following are desirable
-Siemens and/or ALC Master Programmer
-Siemens and/ or ALC Master Operator
-Central utility plant/distribution experience
-Related computer and/or other IT training
-Related technical/trade school experience

Finalist will be required to successfully pass a background
check and pre-employment physical.

Preferred Qualifications:

Education Required: High School or Equivalent
