Job Description Summary

This position performs skilled duties in the maintenance and repair of campus buildings.

Major Duties

•Troubleshooting, repair and maintenance of campus systems including HVAC, electrical and plumbing
•Inspection and minor repair of roof and roof systems
•Carpentry and other minor renovation work to include interior and exterior painting
Completing work orders and associated paperwork
•Inspecting fire alarm panels, emergency lighting systems, fire extinguishers, and other life safety systems
•Oversight of maintenance contracts
•Repairing doors and locks; replaces locks
•Responding to after-hours emergencies(on-call)
•Moving office furniture and hanging pictures
•Providing setup and break down for campus events
•Blowing debris from sidewalks, parking lots and roads daily
•Inspecting and reporting parking lot and roadway lighting problems
•Removal of garbage and debris from exterior receptacles
•Supervision of custodial staff (2) and assisting with custodial duties as required
•Checking campus vehicles
•Performing other duties as assigned

Knowledge Required by the Position

•Knowledge of relevant building codes and practices
•Knowledge of the installation, repair and maintenance of HVAC, electrical, and plumbing systems.
•Skill in the repair and maintenance of building systems.
•Skill in the analysis of problems and the development and implementation of solutions.
•Skill in oral and written communication.

Supervisory Controls

The Plant Operations Director assigns work in terms of general instructions. The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.

Guidelines

Guidelines include building, ADA, and life safety codes; OSHA regulations; the National Electric Code; and National Fire Protection Association standards. These guidelines are generally clear and specific, but may require some interpretation in application.

Complexity/Scope of Work

•The work consists of related skilled maintenance duties. The variety of systems to be maintained contributes to the complexity of the position.
•The purpose of this position is to participate in the maintenance of college buildings. Success in this position contributes to a safe, well maintained, attractive and efficient campus environment.
•To assist all other Plant Operations units with their duties as required.
•To be available for campus emergencies as needed.

•Contacts are typically with co-workers, other college personnel, students, contractors, vendors, and members of the general public.
•Contacts are typically to provide services, to give or exchange information, or to resolve problems.

Physical Demands

•The work is typically performed while intermittently sitting, standing, stooping, bending or crouching. The employee occasionally lifts light and heavy objects, climbs ladders, uses tools or equipment requiring a high degree of dexterity, distinguishes between shades of color, and utilizes the sense of smell.
•The work is typically performed in an office, stockroom, warehouse and outdoors, occasionally in cold or inclement weather. The employee may be exposed to dust, dirt, grease, noise, and machinery with moving parts.

Supervisory and Management Responsibility

Supervision of Custodial Staff (2) and part time maintenance staff (1); management of contracted services (landscape/grounds, elevator maintenance, fire alarm and security alarm maintenance, backflow preventer, fire sprinkler system and HVAC system annual maintenance)

Minimum Qualifications

•Must have a High School Diploma
•Sufficient experience to understand the basic principles relevant to the major duties of the position usually associated with the completion of a certificate or degree program or having had a similar position for three years
•A minimum of three years verifiable supervisory experience
•Possession of a valid driver’s license issued by the State of Georgia

Preferred Qualifications

•Completion of a technical certificate or degree program in general building maintenance or construction, HVAC maintenance, electrical or plumbing maintenance
